The undoubtedly marked, though in no way unique, Hungarian settlement structure shapes local opportunities and the main trends in real estate development. Beyond the 2.5 million-inhabitant, Budapest area, a vast gap yawns between this and the next town. Although it really is not a unique phenomenon, still, million-plus cities are not common Austria nor in Slovakia. Anyway, it is definitely telling that Debrecen with its population of around 200,000 counts as the smallest “secondary city” among EU member states. In contrast to Romanian, Polish, Czech secondary cities, Hungarian countryside cities simply do not reach critical mass from a number of perspectives. The Budapest-centric nature of the country is further enhanced by the capital’s central location.
